Specialist Home Insurance: Is it Right for You?

If you’re looking for your dream property there are many things to consider. Of course, size, location and cost are important, but have you thought to consider home insurance and contents insurance? Many quirky, unusual or protected properties require specialist policies, so let’s take a look at a few of them.

Listed buildings

Standard home insurance is ideal for normal, low-risk dwellings, but what if you opt for something a little different? Listed buildings can be filled with history and character, but they can be a nightmare to insure thanks to the rules that come with them. As they’re protected by law, you’ll need permission to make alterations and repairs and will need to think carefully about the type of cover you choose.

Properties with a thatched roof

Like listed buildings, properties with thatched roofs can be pleasing on the eye. They stand out from the crowd and are wonderfully idyllic, but they can throw a spanner in the insurance works. Many companies either refuse to insure them or charge incredibly high premiums, so it’s important to be aware of this before making a purchase!

Farms

Running a farm is hard work, but it’s not just the animals and land you have to think about. As your business is also your home, you will need specialist insurance to ensure you’re adequately covered. If your property is spread over a flood-risk area, this might also send your premium through the roof, so it’s essential to do your homeowner and find something suitable.

Non-standard construction

If your property is made from bricks and tiles, you shouldn’t have a problem to find a buildings insurance quote online. If, however, your property has been constructed from non-standard materials such as timber, you may have a little more trouble finding something adequate – but don’t let this put you off your dream home. Unusual features can give you years of pleasure, but you might have to pay a little bit more for the privilege.

Subsidence

From time-to-time, properties look fine from the outside but are riddled with problems. That’s why it’s a good idea to contact a surveyor before you take out a mortgage. If the property is subsiding it might be considered a risk by insurance companies and could leave a big dent in your bank balance. Premises built on clay can be a particular nuisance, but beware of large tree routes that can also drag the property down.

Building and contents insurance quotes differ from premises to premises, so it’s a good idea to find out all you can about your property and compare prices thoroughly.
